Topic 1

Getting someone out

How do I reach someone about a roof problem?

Call at any hour. Phones are answered 24/7, including weekends and holidays. Have the address, the roof type if you know it, and a short description of what you can see from the ground ready.

Can a technician come out the same day?

Sometimes. A visit the same day happens only when a technician is free, and it is never promised for water damage, even when the call comes in early.

What should I do while I wait?

Move furniture and valuables away from the stain, and set a bucket under any drip. Photograph the ceiling and walls before anything is wiped. Keep clear of light fittings, and call an electrician if water reaches wiring.

Do you cover towns across the state line?

Yes. The service area includes Westchester County, New York, as well as Connecticut towns. A Connecticut registration does not authorize work in Port Chester, and a Westchester County license does not authorize work in Stamford.

Topic 2

What the work involves

What does a roof replacement involve?

The old covering comes off, the decking is checked once it is open, and then underlayment, flashing and new covering go on. How many layers are already there, and what the decking looks like, often decides how much work there is. See roof replacement.

Why do ice dams form on Stamford roofs?

An ice dam needs snow, heat to melt it and cold to refreeze the meltwater at the eaves. Heat leaking from the attic keeps the roof warm enough to melt snow, and the water backs up under the covering. Air-sealing the ceiling comes first, then insulation and venting; see ice dam removal and prevention.

What about flashing and fixings near the Sound?

Salt air is a reason to look closely at flashings, fixings and gutters on a shorefront house. Check that metals are matched or isolated, and that fixings are non-ferrous where metals meet. Anything rusting or lifting is worth a visit.

How are slate and clay tile roofs repaired?

On slate and clay tile, the fastenings usually fail before the tiles do. Corroded nails are the common cause, and slate should be refastened with solid copper or stainless nails, not plain steel. Steeper slate lasts longer because water drains faster; see slate roof repair.

Is a flat roof handled differently?

Yes. A flat or low-slope roof over heated space is membrane and drainage work, not shingle work. Modern houses in New Canaan are a common case; see flat roofs and modern houses in New Canaan.

Topic 3

What moves the price

Is there a price list for roofing?

No price figure for roofing work is published on this site. The cost guide explains what moves a quote, and the price is confirmed on site before any work starts.

What makes a downtown building job harder to price?

Height, street access, and where a dumpster and a boom can stand all matter. So does who signs for the building, whether owner, landlord or association, since that decides who commissions and approves the work.

What makes a Greenwich or New Canaan house harder to price?

Several roof planes, dormers, valleys and chimneys add detailing, and slate or clay tile is often repaired rather than replaced. Each of these changes the time and materials needed.

Does a Westchester address change what is needed?

Yes. A Westchester job needs a county license and goes through a different permit office. The roof may be the same kind, but the paperwork and the authority are different.

Topic 4

Connecticut and Westchester rules

Does Connecticut license roofers?

Connecticut issues no roofing license. Contractors doing roofing work on homes register as Home Improvement Contractors with the Connecticut Department of Consumer Protection, which handles complaints. You can check a registration in the state's eLicense system.

Do I need a written contract?

For Connecticut home improvement work, yes. The contract must carry the contractor's registration number and four dates, and you have a three-day right to cancel, with Saturdays counted as business days. No work should start during that period unless you waive the right in a genuine emergency.

Who pulls the roof permit in Stamford?

The city does, through the Stamford Building Department, which has its own roofing forms. Ordinary repairs may not need a permit, so confirm with the department at BuildingDept@StamfordCT.Gov. When a roof permit is issued without a building permit, a final inspection must be called in.

What does Westchester County require?

New York State does not license home improvement contractors, but Westchester County does, through its Department of Consumer Protection. The license covers roof work on residences of up to three units, and licensed contractors display a green sticker on the rear bumper. New York law requires a written contract for work of $500 or more.

Does the storm barrier in Stamford protect roofs?

The Stamford Hurricane Protection Barrier protects about 600 acres of downtown from surge. It does nothing for a roof, so the roof still needs checking after a storm.
